Medical Properties Trust (MPT) faces a "challenging environment" as ongoing tenant issues and a tight liquidity position weigh on its earnings outlook, RBC Capital Markets said in a report emailed Friday.
Funds-from-operations estimates were reduced to $0.44 per share for 2026, $0.27 for 2027 and $0.26 for 2028, according to the report. The firm expects a "negative" earnings trend because of uncertain rent recovery from some tenants, higher borrowing costs and continued investments that carry an uncertain near-term earnings yield.
RBC also highlighted the company's "tight liquidity position," with about $216 million of cash, net of its credit line balance, against committed development spending and expected cash burn in 2027 and 2028.
While asset sales, refinancing and improved tenant performance could ease pressure, the firm expects "ongoing volatility" until the issues are resolved, the report said.
RBC lowered the company's rating to underperform from sector perform and cut the price target to $2 from $4.50.
