predict the Fed will lift its near zero benchmark by 25 basis points five times this year rather than on four occasions. That would take the benchmark to 1.25%-1.5% by the end of the year.Shifts are now seen by Goldman Sachs in March, May, July, September and December. They also expect officials to announce the start of a balance sheet reduction in June.The switch came days after Fed Chair Jerome Powell said officials were ready to raise rates in March and left the door open to moving at every meeting if needed to curb the fastest inflation in 40 years. The reasons are simple: Inflation reduces the value of a company's future revenue and earnings, while higher interest rates boost borrowing costs for unprofitable companies.Like many investors, I reduced my exposure to that shift by selling some of my higher-growth tech stocks and rotating toward more conservative investments. Specifically, I took profits from my investments in Snap (NYSE:SNAP) and Palantir (NYSE:PLTR), but I took a net loss on Bumble (NASDAQ:BMBL).Investors should do their own due diligence instead of following my example, but let me explain my logic for selling these three high-growth tech stocks.Image source: Getty Images.1. SnapSnap was once my favorite social media stock. It generated robust growth in daily active users and revenue, it remained a top app for teen users, and its profitability was gradually improving.But over the past year, several red flags appeared. It vastly underestimated the impact of Apple's privacy update on iOS, set unrealistic growth targets at its investor day last February, and failed to outshine ByteDance's TikTok with Spotlight's short videos.Snap's third-quarter numbers and fourth-quarter guidance last October strongly suggested it couldn't achieve its investor day target for 50% annual revenue growth over the next few years. But Snap didn't withdraw that guidance -- even after directly being questioned about it during its conference call -- and said it could retool its ads to overcome Apple's iOS changes.Over the past three months, Snap's insiders still sold 22 times as many shares as they bought -- even as the stock price dropped more than 50%. That lack of confidence indicates its iOS headaches won't end anytime soon.Snap might seem reasonably valued now at 10 times next year's sales, especially if it meets analysts' estimates for 60% revenue growth in 2021 and 38% growth in 2022. Unfortunately, I think Snap could continue to struggle over the next few quarters and ultimately withdraw its 50% revenue growth guidance. When that happens, the stock will likely plummet to new lows.2. PalantirPalantir, the data analytics firm which serves the U.S. government and large enterprise customers, also has ambitious growth plans. It believes it can generate at least 30% annual revenue growth from 2021 to 2025.At first glance, Palantir seems like a solid investment. The U.S. Army reportedly used its Gotham platform to hunt down Osama Bin Laden in 2011. That battle-hardened reputation enables it to promote its enterprise-facing Foundry platform to large companies. Its ability to gather data from disparate sources can help government agencies and companies make better data-driven decisions to streamline their operations.But Palantir also has some glaring problems. It's deeply unprofitable but still trades at 15 times next year's sales, which leaves it highly exposed to rising inflation and higher interest rates. It's also constantly diluting its shares with big stock bonuses -- in the first nine months of 2021, its number of weighted-average shares jumped 165% year over year.The growth of Gotham is also decelerating as the U.S. government quietly develops in-house alternatives. Enterprise customers could also gravitate toward other analytics services, such as Alteryx or Splunk, instead of its Foundry platform.Instead of sticking with this speculative and unprofitable company, it might be smarter for investors to rotate back toward firmly profitable blue-chip tech stocks which will benefit from the same data-mining tailwinds.3. BumbleAfter defending Bumble for nearly a year, I finally realized that the online dating company's weaknesses outweighed its strengths. The growth of Bumble's namesake app, which lets women make the first move, is decelerating. Its secondary app, Badoo, continues to lose paid users.Last quarter, Bumble's total number of paid users across both apps grew 20% year over year to 1.53 million, but that marked a deceleration from its 36% growth in the previous quarter. Meanwhile, Match Group's (NASDAQ:MTCH) total number of paying users, 64% of whom use Tinder, increased 16% year over year to 16.3 million in its latest quarter. The company actually accelerated from its 15% growth in the previous quarter.Bumble also remains unprofitable, and it's shouldering more than twice as much debt as its total cash and equivalents. At the same time, it's pursuing scattershot strategies -- including opening a restaurant in New York City, selling branded apparel and products through an online store, and rebooting its BFF feature (for platonic friendships) as a vaguely defined metaverse platform.Those plans probably won't widen Bumble's moat against Match's portfolio of over a dozen dating apps. After listening to its latest conference call, it became painfully clear that Bumble overestimated its own brand appeal while underestimating the competition.Bumble expects its revenue to grow 31% to 32% this fiscal year, but that's only a bit faster than Match's projected revenue growth rate of 25%. Bumble's stock might seem reasonably valued at six times next year's sales, but it probably won't command a higher premium until it stabilizes its user growth and significantly narrows its net losses. The streaming service cited growing competition among the factors hitting its growth numbers. Netflix did report a better-than-expected profit and revenue for its latest quarter.</p><p><b>Peloton(PTON) </b>– Peloton said it is reviewing its production levels as well as the size of its workforce in response to a CNBC report that it was temporarily halting production of bikes and treadmills to deal with waning demand. Peloton bounced back 4.5% in premarket action after plunging 24% Thursday.</p><p><b>Schlumberger(SLB)</b> – The oilfield services company's stock rose 1% in the premarket after it beat top and bottom-line estimates for the fourth quarter. Schlumberger earned an adjusted 41 cents per share, 2 cents above estimates, as higher oil prices spurred demand for drilling services.</p><p><b>CSX(CSX)</b> – CSX beat estimates by 1 cent with a quarterly profit of 42 cents per share, and the railroad operator’s revenue also beat Street forecasts. CSX said sales grew across all of its business lines as customers sought to deal with supply chain challenges. However, the stock fell 1% in the premarket as the company noted a surge in expenses.</p><p><b>Intuitive Surgical(ISRG)</b> – Intuitive Surgical reported adjusted quarterly earnings of $1.30 per share, 2 cents above estimates, with the surgical equipment maker’s revenue topping estimates as well. However, the stock is being pressured after the company noted a decline in procedures using its Da Vinci surgical system. Intuitive Surgical slumped 6.2% in premarket trading.</p><p><b>PPG Industries(PPG)</b> – PPG is seeing its shares fall in premarket trading despite beating Wall Street forecasts on the top and bottom lines for its latest quarter. The paint and coatings maker is seeing demand take a hit from declining airplanes and automobiles production. The stock lost 2.9% in the premarket.</p><p><b>Intel(INTC)</b> – Intel announced plans to invest $20 billion in new manufacturing facilities outside Columbus, Ohio. The plants will produce advanced semiconductors, as chipmakers accelerate efforts to meet growing demand.</p><p><b>Rio Tinto(RIO)</b> – Rio Tinto shares lost 1.4% in premarket trading after Serbia revoked the mining company’s lithium exploration licenses, citing environmental concerns. But that wealth can evaporate even more quickly.Then, there are value stocks, those equities trading at less than they appear they should based on the company's underlying fundamentals. In volatile times, such as we're experiencing now, value stocks also can be hard hit by sellers bailing out despite those promising fundamentals.Then, there are real estate investment trusts (REITs), which are in their own category as total return investments. REITs buy, sell, own, operate, and finance residential and commercial real estate. They must pass on 90% of their taxable income in the form of dividends, and in the process they can pass on the tax liability to their shareholders. They also must generate at least 75% of that income from rents, interest income, dividends from other REITs, and what they make selling real property.That effectively makes the money put into a REIT a real estate investment as well as a stock investment. And real estate has a long history of being a buffer against the markets' vagaries, such as the correction we're seeing now.The National Association of Real Estate Investment Trusts (Nareit) -- the big REIT trade group and data source -- says REITs have the lowest correlation with U.S. and global equity indexes among all classes of stocks when looking at monthly total returns from 2000 through 2020.Easy access to thriving, inflation-resistant sectorsBuying REIT shares is a whole lot easier than buying real estate itself, especially if you're interested in, let's say, cell-phone towers, data centers or self-storage businesses. REITs are major players in those segments. Some other REITs own thousands of retail stores and others thousands of single-family rental homes. You can pick and choose the market you're interested in, and because of the reporting required of publicly held companies, you can examine the portfolios themselves to make your own judgment about their performance and potential.Keep in mind that total return matters more in REIT investing than sheer price appreciation. They provide income, but they can't be expected to grow share price over the long run at anything close to the pace of a great growth stock.Think of them as something more like a value stock with an income-generating feature that can make them a good alternative to bonds or cash for part of your portfolio. Especially since, with some simple research, you can find REITs that outperform the S&P 500 over the long run, as the chart below shows. But as long as a company remains a REIT (they can undo that structure, but that's rare), it will be a total return investment, offering a flow of passive income that can help ease the pain of falling share prices.Add to that their liquidity, transparency, and ability to diversify a portfolio, and REITs can be a smart choice to consider now, in a rocky market with inflation and uncertainty both on the rise. Just remember, these are stocks, not real estate itself. With all that upside comes the risk that goes with owning any stock in any kind of market.
