$Microsoft(MSFT)$ due to high leverage at REITs, I’d say MSFT should deserve a highly comparable one. If you found a REIT growing its top and bottom lines at 10-15% organically (without acquisitions, etc) then it would be trading at 30x FFO, and that’s inclusive of having tons of leverage.

REITs are just one example. Non-tech quality names typically trade at 17-22x earnings even with minimal growth, but get to much higher multiples with 5-7% kind of growth. And again, with lots of leverage.
